Home Seller Tips

Selling your home can be a little discouraging. Most people do not keep their homes in perfect repair or perfect order; however, your property must be in both to bring about a strong offer.

As counter intuitive as it seems, before you put your home on the market is the perfect time to invest some time and money in your home. An incredible number of small improvements can be made to most homes to make them more sellable.

The most important rooms to improve in your home are the kitchen and bathrooms. Quick and easy renovations to these rooms should include changing of the fixtures and the hardware. In no time these simple renovations make the rooms look modern and up to date. Above all you should also invest in paint. If possible you should repaint the entire house in fresh, neutral colors. Your home will look new and well cared for, in the blink of an eye.  It is also important to keep your home very clean while it is being shown. Look around your home with a critical eye. All the surfaces in your home should be free of clutter.

Although it is important to make some repairs to your home and to update some design elements, you should be cautious with your use of money. Large upgrades such as new water heaters, new roofing, new hardwood flooring, outdoor pools and so forth rarely bring about a corresponding large increase in the value of your home. The presale renovations to your home should be quick and simple.

In addition, if you choose to hire a real estate agent you should read the contract you sign very carefully. You may not want to give an agent exclusive rights to sell your home for a long period of time or you may wish to negotiate the percentage the agent charges. In the real estate business most contracts and prices are negotiable, but only before you sign them.
